Site visit, soil and plot assessment, and an honest read on what your budget actually builds — before any drawing starts.
Architectural and structural drawings signed off. Changes after this point are priced, not absorbed quietly into the schedule.
Itemised BOQ and specification sheet, brand by brand, with the exclusions list — all of it before the advance.
Excavation to slab. Reinforcement checked against the structural drawing before every pour, and photographed.
Tiles, fittings and finishes chosen against your stated allowance, with dated approvals. Nothing decided on site by a mason.
Weekly progress reporting against the committed schedule. Slippage is reported in that week, not explained at handover.
Snag list closed, documents and warranties handed over: 20 years structure, 3 years waterproofing, 90 days workmanship.
The structure, waterproofing and concealed plumbing are identical in both. Only the finish scope changes.
Both rates exclude GST at 18%, and are anchored to a 200 sq yd plot, ground plus one, under standard site conditions. Your final rate is confirmed by an itemised BOQ after a site survey — not before.
