A small firm, run by the engineer who builds your house.
Briksart Projects builds turnkey homes in Ghaziabad and Noida. We are not a platform, a marketplace, or a contractor network. The person who quotes your build is the person who runs your site.
Who runs it
Saurabh Pandey — B.Tech, Civil Engineering. Founder and principal engineer.
Seven years in residential construction. The first three were spent on the other side of the paperwork: as a billing engineer on a large developer-run project in NCR, auditing quantities against executed work, preparing bills of quantities and rate analyses, reconciling steel against bar bending schedules, and certifying contractor bills and variations.
That is an unusual background for someone who now builds houses, and it is the reason this firm works the way it does. Three years of checking other people's measurements teaches you precisely where a quote goes soft — which quantities get rounded up, which specifications stay vague enough to substitute later, which variations appear after signing because the scope was never written down. Briksart publishes scope, specification and rate before the contract because the person writing them spent three years finding where they hide.
Briksart Projects was established in 2021, and builds on private plots in Ghaziabad and Noida.
What we are built to do
There is a gap in how houses get built here. At one end is the local contractor — cheaper, flexible, and almost never working from a written scope. At the other is the national platform — systematised and well documented, but you will never meet the person laying your slab, and the rate carries their sales and marketing cost.
Briksart sits between the two deliberately: the documentation of the larger firm, with a named engineer who is actually on your site.
Four to six homes a year
A deliberate ceiling. The engineer supervising your build is not managing twelve others. If we are full, we say so rather than take a booking and queue you.
Published rates
Both package rates and the full brand-level specification are on this website. You can compare them against any quote you are holding before you ever call us.
Written before it is built
Every stage of the build produces a document — BOQ, specification sheet, exclusions list, selection records, weekly reports — and the next stage does not start until it exists.
Direct access
No account manager, no ticket queue. For an owner who cannot be at site, that matters more than any app.
Who we build for
Most of our clients cannot be at their site every day. They are working abroad, posted in another city, running a practice, or holding down a job that does not pause for a slab pour. They have a plot, savings they have spent years accumulating, and no reliable way to know whether what is happening on that plot is correct.
That is the problem we are organised around. The weekly reporting, the stage photographs, the written approvals — none of it exists because it sounds professional. It exists because somebody is two thousand kilometres away and needs to know what their money is doing.
If you are on site daily and your only constraint is the lowest possible rate, a local contractor will serve you better and cost you less. We will tell you that in the first conversation rather than the fourth.
We do not have a showroom
We have never seen the point of one. A marketing suite with sample tiles tells you nothing about how a house gets built — it tells you how much was spent on the marketing suite, which you then pay for in the rate.
Our first meeting is at your plot, because that is the only place the real questions can be answered. The second is at a site where work is actually happening, because a half-built house tells you more about a builder than any brochure. That is our showroom.
What we stand behind
Twenty years on the structure, three years on waterproofing, ninety days on workmanship — written into your contract, not offered verbally. The final 2.5% of the contract value is held for six months past handover, so we remain financially in the project after you have moved in.
Terms like these are only meaningful from a firm that intends to still be answering its phone. That is the actual reason we build four to six houses a year instead of twenty.
Start with the plot
An hour on your land with the engineer who would build it, and a written summary you keep — whether or not you build with us.
Talk to the engineer
No sales team. Send your plot details and you will be speaking to the person who would run the site.
