What it costs to build a house in Ghaziabad

Cost and rates
What does it cost to build a house in Ghaziabad?
Our published rates are ₹1,200 per sq ft for the Structure package and ₹1,650 per sq ft for the Essential package, calculated on built-up area. GST at 18% is additional.
These are the rates we quote — not a starting figure that moves later. Small variations happen plot to plot, depending on soil condition, access and height. Anything that changes the rate is discussed before the contract, not after.
Is GST included in your rates?
No. GST at 18% is charged on the contract value and is stated separately. Our published rates are exclusive of GST so you can compare them directly against other quotes.
How are payments structured?
Against completed stages, not against the calendar. You pay for work that is standing on your plot.

The final 2.5% is held for six months past handover. If something needs correcting in that window, we are still financially in the project — which is the point of structuring it this way.
What is covered after handover?
Three warranties, each running from the date of handover:

These are written into your contract, not offered verbally. Fittings and appliances carry their own manufacturer warranties, which we hand over with the documents at closing.
How is built-up area calculated?
Rates are per square foot of built-up area. Built-up area is the total slab area of the house, and it includes the parking area and the mumpty slab. Cut-outs and open-to-sky areas are not counted — you are not charged for a floor that was never built.
The baseline for our published rates is a 200 sq yd plot, ground plus one, under standard site conditions. Your final rate is confirmed by the BOQ after a site survey. A basement, a third floor, narrow access for material trucks or a smaller plot may vary it, and any such variation is discussed before the contract, not after.
Why is your rate lower than a larger builder?
The difference is not in the structure. It is in what we don't spend on.
We don't buy directory rankings, paid listicle placements or SEO content, and we don't run a sales office. The concrete grade, steel brand, waterproofing system and pipe class in our specification are the ones a higher quote buys. You are paying for the house, not for the marketing that found you.
What each package includes
What is included in the Structure package at ₹1,200 per sq ft?
Structure covers your house from foundation to plaster — a complete shell you can finish on your own timeline. OPC 53 grade cement and Fe500D steel throughout. RCC in M20 or M25 mix, per the structural drawing prepared for your house. Walls in Class-A red brick or AAC block, at 10 ft floor-to-floor height. Internal plaster 12 mm, external 15 mm, with fibreglass mesh at every wall-column and wall-beam junction. Anti-termite reticulation piping with injection ports, laid in during construction.
Not in this package: waterproofing, flooring, tiling, doors, windows, sanitaryware, electrical and plumbing fittings, paint, overhead tank, railing and gate. All of these are included in Essential.
What is included in the Essential package at ₹1,650 per sq ft?
Everything in the Structure package, plus services and finishing — the house is move-in ready. The structure itself is identical: same cement, steel, RCC mix, masonry, height, mesh and plaster. The rate difference is finishing, not concrete.
Added in Essential: chemical waterproofing to terrace, bathrooms and plinth. Floor tile throughout, granite to the staircase, bathroom dado to 7 ft and kitchen dado. Main door and flush internal doors on Sal wood frames, 4″ × 2.5″. UPVC or aluminium sliding windows. Havells or Polycab FRLS wiring with Legrand switches. Supreme UPVC inlet lines and Class-3 PVC outlet, Jaquar bath fittings, Cera or Hindware sanitaryware, kitchen sink and taps. Asian Paints, two coats emulsion. A 1,000 L overhead tank, stainless steel railing and MS main gate.
Where your BOQ states an allowance, you select the material and pay any difference directly to the supplier. We take no markup on upgrades.
What is not included in your rate?
Government approval fees, utility connections, compound wall and gate, borewell and tanks, lifts, and appliances sit outside both packages — along with anything arising from site conditions found after work begins, such as rock excavation, piling, or soil filling beyond the contracted level.
We publish the full exclusions list before you sign, not after. Anything on it can be added to your BOQ and executed by us at a quoted rate. It sits outside the per-square-foot package because the cost varies too much from plot to plot to be averaged into a rate.
Approvals and drawings
Do you handle building map sanction?
Yes. Architectural drawings, structural drawings, submission to GDA and follow-up through sanction are included in the Essential package. Approval fees are paid by you directly to the authority.
Who pays the GDA approval fees?
You do, directly to the authority, at actuals. Sanction fees, metro cess, elevated road cess, labour cess and development charges are government payments and we do not route them through our accounts.
What we handle is the work around them — the architect, the drawings, the submission and the follow-up. For an owner who cannot spend weeks at the GDA office, that is usually the part that matters.
What is an LTP, and why does it matter?
A Licensed Technical Person is an engineer, architect or town planner registered with the development authority. In Ghaziabad, a building map cannot be submitted to GDA unless it is signed by an LTP who certifies that the drawings comply with Ghaziabad building regulations, the National Building Code and the relevant IS codes.
If a builder cannot tell you who will sign your map, they cannot get it sanctioned.
How we run a site
Who supervises my site day to day?
A qualified site engineer on our payroll, not a subcontractor's supervisor. One engineer runs no more than two projects at a time.
The civil crew is ours. Electrical, plumbing and tiling are specialist trades and are contracted, as they are everywhere. We tell you which scopes those are before you sign.
How many projects do you take at a time?
A small number, deliberately. This is a firm run by an engineer who is personally on site, not a company placing your house with whichever contractor is free that month.
Can I appoint my own structural consultant?
Yes. You are free to appoint your own structural consultant at your cost. We will schedule slab pours around his availability and give him access to inspect reinforcement before concrete is poured.
Which areas do you work in?
Ghaziabad and Noida. Most of our work is in Raj Nagar Extension, Govindpuram, Shauryapuram, Wave City, Indirapuram, Vaishali, Madhuban Bapudham and along the Meerut Road corridor, and we build on private plots in Noida sectors.
