What happens in the session
We come to your plot. What we look at depends on your site, but it follows this shape.
The plot itself
Soil condition, access for material trucks, levels, neighbouring construction and setbacks. These are the things that move a rate, and they cannot be assessed over a phone call.
What your budget actually builds
An honest read, in square feet and packages, on what the number in your head will produce. If it will not stretch to what you are picturing, you will hear that in the first hour rather than at the slab.
Your drawings, if you have them
We go through what you are holding — whether it is buildable as drawn, what it will cost to execute, and whether it will sanction. If you have no drawings, we cover what you would need and in what order.
Approvals and the path through them
What your plot needs for sanction, who signs the map, what the authority will charge you directly, and how long the process realistically takes.
An indicative range and timeline
A cost range for your plot and configuration, and a realistic month count. Firm figures come later from an itemised BOQ after survey — we will not quote a precise number from a one-hour visit and neither should anyone else.
A written summary you keep
Sent to you afterwards, whether or not you build with us. If you take it to another builder and get a better deal, the session has still done its job.
Why it is paid
A quote answers one question: what would this cost. That is free, and we answer it for anyone who asks. This session answers the questions a quote cannot — whether your soil needs a deeper foundation, whether trucks can reach the plot, whether the drawings you are holding are buildable as drawn, and what your budget genuinely produces on this piece of land.
Free site visits exist, but they are a sales call with a tape measure. The visitor's job is to get a signature, so the advice bends toward the sale — and nobody tells you your budget is short, because that ends the conversation.
Charging for the hour changes what the hour is for. We are being paid to assess your plot honestly, which means we can tell you the thing a free visit never will. It also means we arrive having done the work, and that our time goes to owners who are actually building rather than collecting quotes.
If you go on to build with us, the ₹3,000 comes off your contract value. In that case the session has cost you nothing at all.
Whether this is for you

A good fit if
- You own the plot, or are close to buying one
- You are building within roughly the next year
- You cannot be at site daily — working abroad, posted elsewhere, or simply without the hours
- You have been quoted a rate by someone and want to know what it actually covers
- You have built before and it went badly
Not a good fit if
- You are looking for the cheapest possible rate — a local contractor will beat us, and we will tell you so
- You want a firm quotation without a site visit
- You are still years from building and gathering information
- You want interiors or renovation only — we build houses
How to book
Message us on WhatsApp or call. Tell us where the plot is, its size, and whether you have drawings yet. We will confirm a time and what to have ready.
We take on four to six homes a year, deliberately, so the engineer on your site is on your site. If we are full, we will say so rather than take a booking and queue you.
